Often times conventional or traditional Mortgage Brokers have clients with assets and/or good equity but are unable to get them the financing they need. Perhaps the property type or condition is a problem or the borrowers have too much debt, poor credit history, are self employed, or don't have the income to satisfy the underwriting requirements.
We represent private investors and don't have the same requirements of traditional lenders. What we do is referred to as "Hard Money Loans." Our Loans are equity based and we don't usually loan in excess of 70% of the property value [for example; If you wanted to purchase a piece of property for $100,000.00 we could loan you up to $70,000.00 = 70% LTV]

We do commercial, bare land, land with mobile home, unsual property types, and agriculture loans in the Nortwestern area of the United States.. We also do residential real estate loans and refinances in the state of Montana (ONLY). We are not able to compete with "Bank Rates." Our interest rates are between 9%-14% depending on various factors. We can structure your payments many different ways to suit your needs. There is usually a Balloon Payment due in 5 years, and there is a six month pre-payment penalty.
